The last few posts have dealt with what to do when you have sediment buildup in your water heater and the affects of having sediment build up in a water heater. The next question you may have  is how to reduce the amount of sediment in the first place. This way you can avoid disconnecting your water heater, and tipping it side ways (this turns out to be kind of a pain in the butt). This is the question that this post will answer. Remember these tips are not needed for tankless water heaters, or instant water heaters. Sediment control ahead of time can reduce the amount of time you spend cleaning sediment out of your hot water heater, and extend its useful life. This goes for electric water heaters, and gas water heaters. Softening water is normally done when a well is present, but softened water can also reduce the sediment accumulation in your water heater. The trade off for this is the anode rod will need to be replaced at least twice as often as normal water conditions. Drinking and cooking with softened water is also not recommended for those who should restrict salt in their diet. This is because salt is added to the water to remove other minerals.

The temperature that the water heater is set at can also affect how much sediment ends up in your tank. Sediment builds up the fastest at temperatures over 140 degrees F, so your water heater should be set at 130 degrees F or lower. The bacteria that causes Legionnaires disease can grow in a water heater at temps between the temps of 86 degrees F and 115 degrees F. So the water temp should be above 120 degrees F to prevent this. This leaves you with an ideal water heater setting of between 120-130 degrees F.

Most water heaters come from the factory set at 120 degrees F. Sometimes people set them much higher to extend the amount of hot water available. This could cause scalding, and more sediment buildup. Sometimes water heaters are set low to conserve energy. This lowers the amount of hot water you can draw from the tank, and could cause bacteria growth in the water heater. The actual temp of the water coming out of a faucet can be checked and used to adjust the water heater but normally the factory settings or best. Reducing sediment in an electric water heater can be done with the selection of the right heating element. The low watt density type water heater element has a larger surface area to heat the water, so it doesn’t need to get so hot which reduces the amount of sediment created.

Lower heat element burnout in an electric water heater. Again sediment buildup in your water heater could be the cause. The sediment can build up enough to insulate your heating element from heating the water properly. This causes the heating element to compensate by staying on longer, and possibly overheating, and burning out.

Using hydronic piping system in Sonora, CA

In addition to space heating hydronic boiler systems are also useful for heating domestic hot water. There  are 2 common ways to heat domestic water with radiant heat.

1) Hydronic Boiler, heat exchanger, and storage tank.

This method keeps two seperate  piping systems, one is the hydronic piping system that is usually filled with a glycol solution, the second is the domestic hot water system. The boiler heats water in the hydronic piping system which is pumped to move through a heat exchanger. The domestic water also flows through the heat exchanger but is isolated from the glycol solution in the hydronic system. As the water moves through the heat is transferred from the hydronic system to the domestic hot water. The heated domestic water is then stored in a tank for later use. The heat exchanger can be in the storage tank, on the storage tank, or completely seperate but the principle is still the same.

2) Combi Boiler

A combi- boiler is almost the same as a high efficiency tankless water heater but it also has the ability to heat hydronic water to be used in space heating. These can be found with efficiency around 95%, and can cut out some of the electricity used by pumps that are needed in the storage tank systems.

To continue the post from yesterday we will describe some more problems with water heaters and the possible causes for these problems. Many times the first sign people see of a water heater problem is water that has come out of the water heater and is now leaking onto their floor, or even creating a small flood in their house. Water heater problem #3

“Why does my hot water smell?” Bacteria can thrive in the warmth inside your water heater. These bacteria can cause a sulfer/ rotten egg smell. This is made worse by hard water, or not using the water heater for extended periods. The most important thing to do to treat this problem is to remove the sediment because that is where most of the bacteria lives. You can also switch your anode rod to a zinc or aluminum anode rod. These will react less and will cause less bacteria growth. The last tip is to put hydrogen peroxide into the tank so that it is a mild 3% solution. This will kill the bacteria.

Water heater problem #4

“Why does my water heater make less water than it used to?” If you have removed the sediment from your water heater, the gas burner works, or your heating elements work then it is time to check for a broken dip tube. If a dip tube is broken  the cold water supply will not go to the bottom of the water heater like it is supposed to. It will lower the temperature of the water at the top of the tank where the hot water outlet is, and this will give you less hot water, as well as water that is not as hot.
